Alexander Stafford MP has formally submitted an objection to the proposed 260-home development on land off Cumwell Lane and Bateman Lane in Hellaby (Planning Ref: RB2025/0599).
Mr. Stafford described the scheme as premature, unsustainable, and entirely out of touch with the needs of the local community. He warned that it would have a significant negative impact on nearby areas, particularly Maltby.
- The land in question is supposed to remain protected until at least 2028.
- Local roads—including Bawtry Road, Cumwell Lane, and the Hellaby roundabout—are already struggling with current traffic levels, and would be overwhelmed by the addition of hundreds more vehicles.
- The proposed “Travel Plan” lacks meaningful upgrades, accountability, and shows no understanding of the disruption this development would cause.
- Local services such as schools, GP practices, and other infrastructure are already under severe pressure.
- The development threatens valued green space, community identity, and the character of nearby villages.
Mr. Stafford emphasised that this objection is about standing up for the community, the environment, and the future of Rother Valley.
He has called on Labour-led Rotherham Metropolitan Borough Council to halt the development and instead focus on improving infrastructure and services before allowing any further large-scale housing schemes in the area.
